SUBDIVISION

Subdivision means the division of a tract or parcel of land into two or more lots, building sites or other divisions for the purpose, whether immediate or future, of sale or building development, and includes all division of land involving a new street or a change in existing streets, and includes a re-subdivision and, where appropriate to the context, relates to the process of subdividing or to the land or area subdivided.

The following actions are not included within this definition: (1) The combination or recombination of portions of previously platted lots where the total number of lots is not increased; (2) The division of land into parcels of five acres or more where no new street is involved; or (3) The partition of land by court decree.

MINOR SUBDIVISIONS

A minor subdivision is a subdivision of land with all lots fronting on an existing street which does not involve the platting, construction, opening, or extension of new streets, improvements to existing streets, water or sewer facilities, storm drainage systems, or other supporting governmental or private utilities.

MAJOR SUBDIVISIONS

Major subdivisions are all subdivisions not classified as minor subdivisions, requiring any new street or extension of supporting governmental or private utilities.

The procedure for review of and decision on a Major Subdivision consists of the following three steps in the order listed:

1. Review of and decision on a Sketch Plan by the LDA;

2. Review of and decision on a Preliminary Plat by the Planning Commission; and

3. Following required site improvements or receipt by the City of sufficient surety bonds for site improvements that have not been completed, review of and decision on a Final Plat by the City Engineer.
