Inspections

Once a Building Permit has been issued, the next step is to plan for and request the necessary inspections.

TO SCHEDULE INSPECTIONS

Licensed contractors, please use the Access Portal to schedule all building inspections. Inspection request cut-off time for the following day is 3:00 pm; same day inspections are not available. Inspections requested after 3:00 pm will be scheduled for the day after next. Homeowners doing their own work should contact their inspector directly. You may contact your inspector between the hours of 7:30 am – 4:00 pm, Monday – Friday. GENERAL INFORMATION

  • Concrete is not to be placed until inspections are made and approved for footings, foundations, and slabs.
  • Rough-in Inspections are required for all work involving foundations, chimneys (masonry & prefab), fire stops, electrical, heating ducts and vents, plumbing, insulation, roofing and framing. Do not conceal any of these items until the rough-in and framing inspection is approved.
  • Final inspections are required on electrical, plumbing, HVAC, gas, sewer systems, and the parking layout and landscaping. The final Building Inspection for the Certificate of Occupancy only will be made after all subcontract work has been approved and the Inspection Record returned to the Building Department; approval from the Building, Zoning and Fire Department also is required.
  • If an initial inspection fails, the contractor must schedule a re-inspection. Failing the first re-inspection will result in being charged a $30 fee, and a $50 fee will be charged for any additional failed re-inspections pertaining to the same request.
  • All contractors are required to display stickers on work vehicles.
  • It is the responsibility of the Contractor or his agent to request all building inspections, and each subcontractor shall request their own inspections.

WHEN ARE INSPECTIONS REQUIRED?

The following inspections are required. Please note that other inspections may be required depending on the scope of the job.

Building

  • Footing Inspection: To be made after trenches are excavated and forms erected;
  • Foundation Inspection: To be made when masonry walls, piers and anchorage requirements are complete;
  • Rough-in & Frame Inspection: To be made after the roof, framing, fire blocking, and bracing are in place, all electrical wiring, plumbing, chimneys, HVAC ducts and vents are installed and ready to be covered up;
  • Insulation Inspection: To be made after frame inspections;
  • Power & Gas Inspection: To be made once the electrical and gas systems are complete;
  • Final Inspection: To be made after the building is completed and ready for occupancy.

RESULT OF INSPECTION

Work shall not be done on any part of a building, structure, electrical, gas, mechanical or plumbing system beyond the point indicated in each successive inspection without first obtaining a release from the previous inspection. The inspector will enter all inspection results in the access portal only after inspections have been made of each successive step in the construction or installation as indicated by each of the foregoing inspections.

A CERTIFICATE OF OCCUPANCY

The Building Official shall issue a Certificate of Occupancy (C.O.) stating the nature of the occupancy permitted, the number of persons for each floor when limited by law, and the allowable load per square foot for each floor in accordance with the provisions of the International Building Code. The C.O. may be issued only upon satisfactory completion of construction of a building or structure and installation of electrical, gas, mechanical, and plumbing systems in accordance with the technical codes, reviewed plans and specifications, and after the final inspection. The Building Inspector must submit the Inspection Record to the Building Official prior to processing the Certificate of Occupancy.
