Does my project require an Architect/Engineer to seal the construction documents?

South Carolina State law requires all construction documents submitted for permit approval contain the seals of the architect/engineer of record unless the project meets the exceptions listed in Section 40-3-290 (architects) and/or Section 40-22-280 (engineers). The following chart may be used as a guide to understanding these exceptions.

Special Inspections

Special inspections may be required by the Building Code (IBC Chapter 17) for certain projects.

Are special inspections required for my project?

Special inspections and tests are based on requirements from IBC Chapter 17. Where required by this chapter, the registered design professional in responsible charge shall prepare a statement of special inspections to be submitted with permit application. In addition, the Building Official is authorized to engage such expert opinion as deemed necessary to report on unusual technical issues that arise.

Who employs the special inspector?

The owner, or owner’s authorized agent, other than the contractor, shall employ one or more approved agencies to provide special inspections and tests during construction.

What reports are required to be submitted?

Section 1705 Required Special Inspections and Tests, and shall be submitted to the Building Official prior to issuance of a Certificate of Occupancy.
