Board of Zoning Appeals | BoZA

The Board of Zoning Appeals (BoZA) is a quasi-judicial board that makes decisions regarding zoning issues. BoZA generally meets the 1st Thursday of every month. Meetings are held at 4:00pm on the 3rd Floor of City Hall (City Council Chambers), 1737 Main Street.

BoZA meetings are open to the public, and public comment may be provided in-person or via the methods listed on the final agenda. You may watch meetings online through CityTV. To address the BoZA members via email send your comments, letters and statements to CoCBoZA@columbiasc.gov (by 12:00 noon, the day before the meeting). 

Variance

A Variance is a special exception to the standard Zoning Ordinance. You can ask the Board of Zoning Appeals for one if the strict enforcement of the rules would cause you an unnecessary hardship due to a unique condition specific to your property. The Board will approve or deny your request based on a specific set of criteria. Please Note: The Board cannot grant a variance just because it would allow you to use your property in a way that makes more money.

Special Exception

A Special Exception is a specific type of use that generally fits in a zoning area, but its unique characteristics—like how it might affect neighboring properties—require extra review. For this reason, the use needs special approval from the Board of Zoning Appeals. The Board grants or denies these applications based on whether the use is suitable for the district and surrounding area, and if it meets all the minimum requirements.
