
The Board of Zoning Appeals (BoZA) is a quasi-judicial board that makes decisions regarding zoning issues. BoZA generally meets the 1st Thursday of every month. Meetings are held at 4:00pm on the 3rd Floor of City Hall (City Council Chambers), 1737 Main Street.
BoZA meetings are open to the public, and public comment may be provided in-person or via the methods listed on the final agenda. You may watch meetings online through CityTV. To address the BoZA members via email send your comments, letters and statements to CoCBoZA@columbiasc.gov (by 12:00 noon, the day before the meeting).

Special Exception
A Special Exception is a specific type of use that generally fits in a zoning area, but its unique characteristics—like how it might affect neighboring properties—require extra review. For this reason, the use needs special approval from the Board of Zoning Appeals. The Board grants or denies these applications based on whether the use is suitable for the district and surrounding area, and if it meets all the minimum requirements.
